Spiga26
Spiga26 is an impressive redevelopment project in the area once occupied by the sumptuous Palazzo Pertusati, an elegant neoclassical residence in the heart of Milan that was destroyed during World War II. The LEED Gold certified building is enhanced with high insulation windows, doors and façades by Reynaers Aluminium.
The main objective of architectural firm SSA (Scandurra Studio Architetti) was to transform the building's façade on Via della Spiga. In order to reconnect with the city, the ground floor was entirely brought back to street level, in one of the most iconic and famous streets of Milan's fashion district. Here, you can discover 18 new shopwindows of the most important international fashion brands. The windows are made up of SlimLine 38 High Insulation (HI) profiles, which combine elegant slim aesthetics with superior thermal comfort levels.
The redevelopment also included the addition of a new floor on top of the building: a fully glazed section realised with the help of Reynaers Aluminium ConceptWall 50-HI curtain wall solutions, and MasterLine 8-HI floor-to-ceiling windows, both characterised by a neat bronze-coloured anodised finish.
On the one hand, the solutions adopted in this ambitious project have perfectly recovered the historical features and the identity of the iconic site. On the other hand, they have drastically improved the building's energy performance and durable aesthetics, extending its lifetime for the future, as confirmed by the LEED Gold and Core&Shell environmental certification.
On history and nature
On the other side of the stately building, on the façade facing Via Senato, the intervention was more conservative in nature and focused on the ancient relationship between Palazzo Pertusati, its elegant gardens and the aristocratic character of the now-buried Cerchia Interna dei Navigli. In fact, new green areas pay tribute to the historical urban gardens, while creating a luscious filter between the city and the office spaces inside the building.
Lauded architecture
The Spiga26 project was honoured at the 2024 Iconic Awards as ‘Best of Best’ in the Innovative Architecture category. The jury's explanation speaks for itself: "Spiga26 perfectly blends neoclassicism with contemporary architecture. Complex usage requirements and the need to combine existing buildings with modern perspectives have led to an addition to Milan's luxury shopping street that is as present as it is discreet. Moreover, it respectfully complements the aura of the existing main building Palazzo Pertusati on Via Senato behind it. A wonderfully varied play of colours, textures and patterns has been achieved on the 65-metre façade facing Via della Spiga, which builds on the details of the existing building and blends seamlessly into each other."
