Perched on one of Cape Town’s most prestigious coastal boulevards, the Morea House Hotel stands as a testament to contemporary luxury hospitality and architectural excellence. Reynaers Aluminium, in partnership with expert fabricator QOne Fenestration, delivered a comprehensive solution to meet performance demands.
Challenging conditions
The Morea House Hotel presented unique design challenges that demanded sophisticated fenestration solutions. Situated in one of South Africa’s harshest coastal environments, the building required aluminium windows and doors capable of withstanding extreme wind loads, driving rain, salt-laden air, and high levels of ambient noise from both the ocean and the busy Victoria Road. The architectural vision called for expansive glass openings that would maximize natural light and views while maintaining superior thermal comfort and acoustic privacy for guests.
To address these challenges while achieving the architectural vision, Reynaers Aluminium supplied two high-quality systems that work in harmony throughout the building: the elegant ConceptPatio 155 Lift-Slide solution, and the versatile ConceptSystem 77 window and door system.
ConceptPatio 155: engineering excellence in large-format sliding doors
The heart of the Morea House Hotel’s connection to its coastal setting lies in the spectacular ConceptPatio 155 Lift-Slide doors. Guests can open expansive vents with minimal effort, creating seamless transitions between hotel suites, terraces, and outdoor spaces. Capable of accommodating panels up to 3 meters in height with a maximum vent weight of 400kg, it is a floor-to-ceiling glazing solution like no other.
If you choose ConceptPatio 155, you choose worry-free comfort. The thermally broken profiles achieve Uw values as low as 1.07 W/m²K with the High Insulation upgrade, ensuring guest comfort while minimizing energy consumption in the climate-controlled hotel. ConceptPatio 155 has been tested for air, wind and water tightness and offers outstanding weatherproof performance, even in extreme coastal conditions. When it comes to acoustics, the sliding doors achieve sound reduction of 42(-1;-3) decibels, muting the drone of nearby traffic. All in all, it is an offer that is hard to beat.
ConceptSystem 77 windows: versatile performance throughout
Complementing the expansive sliding doors, ConceptSystem 77 aluminium windows deliver reliable performance across the building’s façade. The versatile solution offers the perfect balance of functionality, thermal efficiency, and aesthetic cohesion.
Next to its reliable performance, ConceptSystem 77 is known for its wide range of design and operational variants. The system is available in both casement and tilt-turn configurations, allowing architects to specify the optimal opening type for each application. At the Morea House Hotel, the windows’ functional design integrates seamlessly with the building’s contemporary aesthetic, while its reinforced polyamide thermal breaks and multi-chamber construction ensure superior insulation in both winter and summer conditions. Like the ConceptPatio 155 sliding systems, these windows feature marine-grade protective coatings to resist corrosion in the harsh coastal environment.
Sustainability and longevity
The chosen Reynaers Aluminium systems contribute significantly to the Morea House Hotel’s environmental performance and long-term value. Thanks to the joinery’s energy-efficient properties, the Hotel will consume less energy and emit lower operational carbon levels to regulate its indoor climate. Thanks to their low-maintenance and durable design, the aluminium profiles have a virtual lifetime of over 50 years. What is more, at the end of the building’s lifecycle, the aluminium components can be fully recycled without loss of material properties. Fabrication excellence by QOne Fenestration
The successful implementation of these aluminium windows and sliding doors relied on the expertise of QOne Fenestration, a South African fabricator with extensive experience in high-performance coastal projects.
Working closely with the project architects Scott + Partners and the Reynaers Aluminium technical team, QOne Fenestration fabricated the aluminium joinery with millimetre precision in their workshop, while coordinating expert installation on site within the project’s time constraints. QOne Fenestration’s technical knowledge and precision manufacturing ensured that every element meets Reynaers Aluminium’s prescribed standards, not only today, but for future generations.
